Occupancy rate, ADR and RevPAR calculator
Three numbers tell you how well your rooms are doing: occupancy (how full), ADR (what a sold room earns) and RevPAR (what every room earns, sold or not). Put in your season’s figures to see yours.

Occupancy = room-nights sold ÷ room-nights available. ADR = room revenue ÷ room-nights sold. RevPAR = room revenue ÷ room-nights available, or occupancy × ADR.
The three numbers
| Measure | Sum | What it tells you |
|---|---|---|
| Occupancy rate | Room-nights sold ÷ room-nights available | How full you were |
| ADR (average daily rate) | Room revenue ÷ room-nights sold | What a sold room earns, after discounts |
| RevPAR (revenue per available room) | Room revenue ÷ room-nights available | What every room earns, sold or not |
Using them for your B&B
Compare like with like. Count only the nights you were open, and compare the same months from one year to the next. A May with 50% occupancy can be a good May.
Watch RevPAR when you change prices. If a price rise lowers occupancy but RevPAR goes up, you earn more for less work. If RevPAR falls, the empty nights cost more than the higher price brings.
Look at the empty nights. They are usually midweek and in the shoulder months. Guests from mainland Europe travel then too, which is one reason a website in French or German can pay off.
Room revenue here is what guests paid for the rooms. To see what the platforms take out of it, use the Airbnb and Booking.com fee calculator.
Questions
How do you calculate the occupancy rate of a B&B?
Divide the room-nights you sold by the room-nights you had available, then multiply by 100. Five rooms open for 214 nights give 1,070 room-nights available; if you sold 620, your occupancy is 57.9%.
What is ADR?
The average daily rate: your room revenue divided by the room-nights sold. It tells you what a sold room earns you on average, after any discounts.
What is RevPAR, and why does it matter?
Revenue per available room: your room revenue divided by all the room-nights you had available, sold or not. It is occupancy × ADR. It shows whether a higher price that leaves rooms empty, or a lower price that fills them, actually earns you more.
Should I count the nights I was closed?
No. Count only the nights you were open and willing to take guests; otherwise a seasonal B&B looks emptier than it is. Compare the same period from one year to the next.
Is this calculator saving my figures?
No. Everything is worked out in your browser; nothing you type is sent to us or stored.
